January–March: the quiet season is for strategy
Winter is Arizona's HVAC off-season, which makes it the smart season. January: run your heat pump's defrost observation on a frosty morning, brief steam is normal, persistent ice is a service call. February: if replacement is on the horizon this year, get estimates now; you'll have choice, unhurried decisions, and off-season pricing instead of a July emergency purchase. March: book the spring cooling tune-up, coil cleaning, capacitor testing under load, refrigerant verification. This single appointment prevents most first-heat-wave failures.
April–June: pre-flight checks
April: test-run the AC on the first warm afternoon and listen, grinding, clicking, or a struggle to start deserves attention while the calendar is still friendly. May: swap to a fresh filter and clear vegetation two feet around the condenser; palo verde blossom season mats coils exactly now. June: monsoon prep, surge protector verified, condensate line flushed and treated, float switch tested. Do these three things and you've addressed the season's most expensive failure modes before the first storm builds.
July–September: vigilance mode
Check filters monthly, monsoon dust loading triples the national guidance. After any major dust storm followed by rain, glance at the condenser fins for mud caking and rinse gently if needed (power off first). Watch the secondary drain pan if your air handler is in the attic: any water there means the primary drain is clogged and the float switch is your last defense. October–December: the changeover
October: fall heating tune-up, combustion analysis and heat exchanger inspection on gas furnaces, defrost and auxiliary heat verification on heat pumps.
